the contents of the said purchases; distinguishing the
clear contents from the gross contents, but comprizing, in
the clear contents, certain portions thereof, to the amount
of several acres, which, being converted into Ditches, are
inapplicable to any profitable or otherwise beneficial
purpose —

Deduct, as occupied, partly by the Bank
or Water Wall with the public footway thereupon,
partly by a private Carriage Road, &
which (though parcel of the said Estate) is
subject to divers rights of way, which cannot
be bought in; both which parcels of land,
are productive of a considerable and constant
expence, instead of yielding a profit to the
