The PARTICULARS OF A SUBSTANTIAL AND SPACIOUS FREEEHOLD HOUSE, MOST DELIGHTFULLY SITUATE, ON THE WEST SIDE OF QUEEN-SQUARE, NEAR ST JAMES'S PARK, WESTMINSTER; Which will be sold by Auction, By Mr. Willock, at Stevens's Coffee-House, in New Bond-Street, London, On Thursday the 21st of March, 1799, at Twelve o'Clock particulars. the house is very substantially built,and well finished; is situate next but one North of Queen-Square Chapel, has lately been thoroughly repaired, and contains Three airy and chearful Rooms on each of the Chamber Floors; well-proportioned Parlours; a good Kitchen, Wash-house, and Larder, all paved; an arched Vault in the Front Area, and Two arched Vaults in the Back Area; a Platform, Railing, and Garden behind the House, from whence there is a most delightful View of St. James's Park.

These Premises are let on Lease to the Rev. William Percy, for a Term of Twenty one Years, from Christmas, 1798,a t the very low nett Rent of Twenty-five Pounds per Annum. To be viewed 'till the Sale, with Leave of Mr.Percy, and printed Particulars may be had of Mr. Smith, Guildhall, Westminster; at the Swan, Westminster Bridge; at Garraway's Coffee-House, in Change Alley, Cornhill; at the Baptist Coffee-House, in Chancery-Lane; at the Place of Sale; of Meffrs. Farrer and Atkinson, Lincoln's Inn Fields; and of Mr. Willcock, No.25, Golden-Square. Conditions of sale. I. That the highest Bidder shall be declared the Purchaser; and if any Disputes arise betweens Two or more Bidders, the Premises shall be immediately put up again. II. That the advance not be less than two pounds at each bidding. III. That the purchaser pay down immediately, into the hands of Mr. Willcock, a Deposit of twenty pounds per cent in part of the Purchase Money, and the remainder on or beforeMidsummer Day 1799, upon having a good title. IV. That upon Payment of the remainder of the Purchase Money,
