Gentln all of the City of Westmr Feoffees for & on the behalf of the Poor People of the
Parish of the One Part and the Governors of the Grey Coat Hospital in
Tothill Fields of the Royal Foundation of Queen Anne of the other Part.
The said Feoffees for & in Consn & Surrender & Delivery up of one
of Lease bearing Date the 28th July 1736 made from the then
Feoffees of the Poor of the Parish of St Margaret Westmr aforesaid of the
Premises thereunder unto the said Governors and also for
& of the Rents & Covenants thereinafter reserved & contained on the
Tenants or Lessees & behalf Grant and to
unto the said Govenors
All that Capital Messuage or Tenement then sometime since
Erected & built at the Costs & Charges of the Inhabitants of the
said Parish with the Garden & appurtithenants belonging
wch said Capital Messuage or Tenemt was then in the occupation
of the said Govenors and the said Garden (wch adjoins thereto)
was then late in the occupation of John Fleet Gardener and
was then in the occupation of Richard Thompson situate lying
and being in or near Tothill Fields formerly in the Parish
of St Margaret Westmr afsd but then in the Parish of St John
the Evangelist Westmr and Containeth the Dimensions
described in the Plan thereof thereunto annexed
To hold unto the sd Govrs & their Successors from Lady Day then next-ensuing
for & during & unto the full End & Term of Thirty five years
and one half year from thence next ensuing & fully to be Compleatly
Ended Yielding & Paying unto the said Feoffees their Exors Admors &
Assigns or some of them or to the Church wardens of the Parish of St Margt
Westmr afsd for the time being for the said Capital Messuage or Tenemt
during all the said Term the yearly Rent of one Pepper Corn only (if
demanded) And also yielding & Paying yearly & every year during the sd
Term of Thirty five years & so in proportion for the last half year of the said
Term for the Garden Ground before mentioned the yearly Rent or Sum
of Five Pounds & Ten Shillings of lawful Money of Great Britain
on ye four most usual Heads or days of Paymt in the year vizt Anno
Lady Day the Nativity of St John Baptist & St Michael the Archangel by
even & equal Portions the first Paymt thereof to begin & be made on the
Head Day of the Nativity of St John Baptist next ensuing the Date thereof.
And the sd Govrs for yrselves & their Successors Did Covenant promise &
agree to & with the said Lessors their Exors Admors, & Assigns That
they the sd Govrs & their Successors shod & wd from time to time & at all
times, thereafter during the Continuance of the said Lease ()
at their own proper Costs & Charges find & provide for Seventy Poor
Children, Poors & Girls (having a right of Settlement, in the Parishes of St
Margaret & St John ye Evangelist Westmr) with sufficient & wholesome
meat Drink washing Lodging Cloathing & all other Necessaries And
shall cause them to be instructed to read write & so as to fit
