BUILDERS calamity of Fire

Design

References to be made to the Sections, & to the Line in the Authentic Edition The design of these regulations is to prevent the spreading of Fires.
This Law extends over the They have force within the Bills of Mortality, and the 4 Parishes besides all in the County of Middx viz:
§ .1 Where in force 1. St Mary-le-Bone. 2d Paddington. + + Qu: whether the 2 first are not united: being connected in the Act by the Conjunction Copulation. 3. St Pancras. 4. St Luke at Chelsea all in
the County of Middex
§ 1. 2 Commencement It They commences from the 24th of June 1772.
The Buildings it concerns are "Houses or Tenements" built "for Habitation".
§ 1. Walls Species of Materials Dimensions The Materials of all every Walls of such Buildings must be either 1st Stone or 2d Brick or
Quality of Materials 3. Brick & Stone together Nothing said of Mortar. & Plaister is excluded such as is used for some of the Adelphi Buildings: unless it comes under the denomination of Stone It is to be presumed if we designed that the parts mentioned before Breast-Summer Fronts might be made of any material all the way up: but as the passage will admitt of another , viz. the applying the limitation "to the ground floor" to each of them, it might have been better if it had stood thus: .... "Story Parts, & to the Ground Floor Breast Summer Fronts and the Cornishes to them
5 And In Party Walls every one of the Bricks they must be good, sound, hard & well-burnt.
Dimensions Exception species of as to Materials 4 Except that in Front or Rear Walls All Walls sound square Bond Timbers, may be used; & any materials for Door cases, Window
Frames, Shutters Story Posts, and Breast-Summer Fronts to the Ground Floor
Story, & Cornices to the Breast Summer Fronts may be made of any materials In Party Walls, and in Flank [called ] tide

FRONT WALLS

Walls
Front Walls every other incombustible universal substance Front Walls must be carried up to the full heighth of 18 Inches above the Gutter.
Coping They must be Coped with either Stone or Tile or Brick. [& nothing else.]

PARTY WALLS. or FLANK WALLS.

Party Walls There must be Party Walls betwe to every House between that & every adjoining Building In the Act "Between House & House other Buildings.
Thickness in Houses of worth 120 £ upward And every Party Wall and Flank [b] (called also) Side Wall Where the Cost of the House is more than 120 £ for building and finishing must be of the thickness: 1st in the
Cellar or lowest Story of the thickness of at least 2 Bricks & a 1/2 [] (laid lengthwise) or 1 foot 9 Inches:
From thence upwards to the Garret, of two Bricks [2] [2] Note but still part of the Text - Wherever the thickness is computed by Bricks they are supposed to be laid lengthwise b called also [Side Wall] or 1 f. 5 1/2 I. From the Garret Floor upwards
of one Brick & a half or 1 F.. 1 I.

Timbers what & how to be let in In the No Timbers of the Roof may be laid in, except the Parlories [or Kerbs] & Gutter-Plates
Nor other Timbers, except the necessary Bond Timbers & Girders, Binding & Trimming Joists with
their the Templets under them
And But Girders, & Binding & Trimming Joists must not be more than 9. Inches within the Well
Nor must they where in Buildings adjoining, which adjoin be laid opposite to each other; But there must be
[at least] 9 Inches distance between any side of one such Girder or Joist piece of Timber and the next side of another any other.
And there must be [at least] 8 Inches of "solid Brickwork" left between the Ends of all Lintels

BOW WINDOWS

No Bow Windows Projections There shall be no Bow-Windows or other Projection fronting to any Public Street or
Exception. for Shops. Place Except for Shops so as it do not to project more than 10 Inches from the upright of the Building to the Front of the Stall-Board where the Street or Place is not 32 foot
wide or 10 5 Inches where it is not so much [reckoning] from the upright of the Building to the Front of the
Stall-board: & so as the Roof of the Projection be not higher than the Sill of the one pr of Stairs Window. The Projection to be measured
