so much of the estate as is subservient to the machines, the rest
of the land would remain mine to turn to any other account, for which
reason if I cultivate it the advantage obtained from the dung or manure would
be entirely mine. Besides I may borrow money of other people
for the purchase of the estate in such manner perhaps as that they
shall be contented with the security of the estate itself for my paying
the interest and the interest part might be bt 8 pr ct then I should
save the difference between 8 & 10 pr ct for the purchase money and be
equally secure with respect to risking nothing: moreover in this latter
way I could require on my part, what with ground rent for the land and
pay to my people, more out of the profits than even 10 pr ct for the
capital I supplied for the purchase of the estate.

With respect to my finding a person to lend me money at 8 pr ct with no
other security for the payment of the interest than the estate itself,
it is to be considered they could not be contented with the estate being to fall
into their hands in case of the faillure of payment of interest. because
the estate to them would not be worth the purchase money, unless that
in consequence of the money which would be immediately laid out on it
in repairing the buildings the value of it may be depended upon to be
so much increased as that he might be sure of finding a purchaser
for it who would indemnify him for the trouble of the selling it.
Princess Dashkoff has tis true offered to lend me money at 8 pr ct with
some such security: but though she seems to be much my friend I
should not like to have dealings with her where money is concerned, if
I could avoid it find any body else, neither am I by any means certain that she would
really do it.

We have been to visit this spot it proved to be 45 rants versts off
(about 30 miles) and the dam is entirely decayed so that it would cost perhaps 5,000 rubles
to repair it. This place therefore is much too dear. There is another 12 rents versts
(8 miles) beyond which is private property but cannot be sold for these 12 years to come.
Till that time however the proprietor will grant a lease. It is in good repair but we
