Entrep: and his attendants to be provided with such provisions as flower,
Meat, poultry, fish, garden stuff &c as the estate produces at present or
as which they may make it produce hereafter for their subsistence
without any expence to them. I before said that the travelling expences
from England would be defrayed likewise but then the number of persons
will be limited probably to ten. What Instruments seeds &c which they
may think proper to bring with them will be paid out of the first profits.
How the profits are to be divided we have not as yet settled. 1/2 will be
to the Entrep: I believe for some years but I know not how many and
afterwards for a farther term 1/3.

The estate is situated as nearly as I can recollect about 800 versts from
Petersburgh between 3 and 400 from Moscow 600 from Riga about 90 from Smolensk the
same from Mohilow 70 from Vitepsk It is on the borders of the Dneiper 8 versts from Orsh a town on the Dneiper the house
about a verst and 1/2 from the River but the land runs down to it.

A river which empties itself into the Dnieper runs through the estate
and is interrupted by a dam across it about a verst from its mouth.
This gives a fall of water sufficient to serve turn 1/2 a dozen pairs of
Mill stones although to the miserable mill which is at present erected
there are but 2 pairs. This fall of water may be turned to what use
the Entrep: thinks fit. from the dam to the Dneiper may be cleared so
as to be navigable and by that means export the productions of whatever
Mills are erected immediately by water carriage, and by clearing this
passage the fall of water may become greater

Corn, Hemp, & Flax will probably be the most important productions.
unless Potatoes be substituted for the sake of the spirit. Spirit is
at present made from Corn on the estate as that is the most profitable.
