part of the said premises hereinafter containing acres & situated as described
in the place thereof hereto annexed for 17 1/2 years reckoning from Midsomer next –
or for such part of the said term as shall then
be unexpired at the clear yearly Rent of £20..6s..
to be paid clear of all deductions on the account
of Parliamentary Parochial or other Taxes (excepting
the Property ) at the four most usual quarterly
times of Payments in the year.

And it is hereby further agreed between the said
parties that if at any time during the continuance of such Lease the Ld High
Treasurer or Lds Commds of His Majtys Treasury
shall have entered into a Contract with any
Person or Persons for the setting on foot a Penitentiary
Establishment on the said Estate or on any part
thereof then & in such case at any time after
the expiration of one three It will be impossible for Mr Hodges to quit or remove his Stock at so short a Notice, say 6 Mo:– Calendar Month after notice
thereof given to the said B. Hodges his Exors or
Admors it shall be lawful for the said Jery
or Saml Bentham or the longer liver of them
respectively to enter upon such premises and
immediately upon such entry such Lease shall
become void and the actual possession of he said
premises again vested in the said Jeremy or Saml
Bentham or the longer liver of them respectively.
And it is hereby understood & declared that if
after the expiration of such notice the said B Hodges
his Exors or Admors should continue in possession
of the said Premises or any part thereof he or
they shall be deemed & taken so to do no otherwise
than as Bailiff or Bailiff of them the said Jery & Sam
Bentham or the longer liver of them respectively
& liable as such to be dismissed & removed out
of the said Premises at any time.
