Herewith I send you the proposals for Mr Cookes
Lease with some little alteration from the last —
I have also sent you the Draft of Mr Hodges's agreeemt
nearly the same as drawn by yourself excepting as
to the Condition empowering Mr Hodges to renew his
Tenure in the Event of the Buildings not being carried
into Effect. Mr Hodges does not wish for this —
Liberty. — if he quits possession, he wishes it to be —
absolute because it wod be impossible for him to —
ascertain the Damage he might Sustain in the Event
of his being turned out for Twelve Months
I will trouble you to peruse them as early
as you can make it Convenient that every thing
may be finally agreed upon so as to enable Mr Cooke to
enter into possession and to prevent any further —
loss from the Land being un occupied. I will do —
myself the pleasure of waiting on you to Morrow —
Even: at 7 O'Clock when I hope every thing will be
finally agreed upon
