For the land Mr Cooke holds
at present. He proposes to pay from
1814 £14 pr acre, of ye land will
consent to pay Mr C. £500 or so much a
much lesser sum as he may prove himself
to have expended or lose upon ye and in ye
of its being taken before ye
of ye time for build upon
it for ye Peny House.

Mr Cooke to lay out £400 in ye repairs
of the Houses before Midr 1818. This sum
to be reimbused to Mr Cooke ye Houses
be removed before Midr 1810 – and so deducting
one 18th pr for every year after
wd to hold ye .
